    4 Family Friendly Swimming Holes In Nevada County

    Nevada County in California is known for its stunning natural beauty and abundant outdoor recreation opportunities. In the summer months, there's no better way to beat the heat than by taking a refreshing dip in one of the area's many swimming holes. Here are four of the best family-friendly spots to cool off in Nevada County. 1. Western Gateway Park in Penn Valley  This is a wonderful spot to take the family. Located in a fantastic park in Penn Valley, this swimming hole is tucked to the back of the park. It offers a nice beach for setting up your lawn chairs, bringing snacks, and cooling off in the slow-moving water. There are plenty of shallow areas for the kids to splash and play. This is one of my favorite spots to go after work when I don't have a lot of time to prep for an all-day event. My kids love to swim here, and so do I. If you're wanting to take a causal dip somewhere right in town, this is a fantastic spot!  2. Hoyt's Crossing Another great spot on the South Yuba River, Hoyt's Crossing is a quieter option that's perfect for families with younger children. The swimming hole is easily accessible from the parking area, and the water is calm and shallow enough for kids to splash around safely. There are also plenty of rocks to climb and explore along the riverbank. 3. Scotts Flat Lake For families looking for a more traditional swimming experience, Scotts Flat Lake is the perfect option. The lake is located just outside of Nevada City and offers a large swimming beach with designated lifeguard areas. There are also picnic tables, grills, and restrooms available, making it a great spot for a full day of family fun. 4. Edwards Crossing Located on the South Yuba River, Edwards Crossing is a popular spot for locals and tourists alike. The swimming hole features crystal-clear water and a series of small waterfalls and rapids that create a fun and exciting environment for swimmers of all ages. There's also a large sandy beach area where families can relax and play games. No matter which swimming hole you choose, be sure to take precautions to stay safe in the water. Always supervise children closely, and be aware of any potential hazards such as strong currents or underwater obstacles. With a little bit of preparation and common sense, a day spent swimming in Nevada County's natural beauty is sure to be a highlight of your family's summer.

      As a seller, setting the right price for your home is crucial. You want to make sure you’re getting the most money possible, but you also don’t want to overprice your home and turn off potential buyers. There are several pricing strategies you can use when listing a home, each with its own advantages and disadvantages. In this blog, I’ll explain the three most common pricing strategies and if you read to the end you will get the best strategy that typically gets most sellers higher than market value on their homes.   The first pricing strategy is to price your home above market value. Sellers often use this strategy with the hope they will get the most money possible for their homes. However, this is a terrible strategy that usually backfires if buyers believe your home is overpriced. Overpriced homes tend to sit on the market longer, leading to fewer showings, less motivated buyers, and lower offers from buyers who think the seller is desperate to sell. Overpricing your home takes away all of your leverage and negotiation power and puts it in the buyer's hands.  The second pricing strategy is to price your home at market value. This strategy is often used by sellers who want to attract a wide range of buyers and sell their homes within 30-60 days. However, pricing your home at market value may not generate as much interest as you would hope you. This puts your house in a place where it has to compete and outshine the rest of the homes on the market. It leaves buyers wanting to look at all of their options and it typically lowers the number of offers you receive and lessens your negotiation power. The third pricing strategy, and my personal favorite, is to price your home below market value. This strategy often feels extremely uncomfortable for most sellers. They typically worry they are leaving money on the table when in reality, sellers that use this strategy typically attract multiple offers and create a bidding war among buyers driving the price up, oftentimes even above the market value. When you have multiple offers, you have the most leverage and the most negotiation power. Do you need to stay in the home after the close of escrow for free? Want the buyer to cover all of the closing costs? Want the buyer to waive their appraisal contingency? Buyers are more willing to offer the seller better terms and more flexibility when competing against other buyers to win your home. You always want to be the best home on the market in your price range.  So why is underpricing your home the best pricing strategy for listing a home? There are several reasons. First, underpricing your home can generate a lot of interest from potential buyers. When buyers see a home priced below market value, they may assume that it’s a great deal and be more likely to schedule a showing. This can lead to multiple offers and a higher selling price. Second, underpricing your home can create a sense of urgency among buyers. When buyers believe they’re getting a great deal, they may be more likely to act quickly and make an offer. This can lead to a faster sale and less time on the market. Third, underpricing your home can help you avoid the “stale” listing problem. When a home sits on the market for too long, buyers assume that something is wrong with it. By underpricing your home and generating a lot of interest early on, you can avoid this problem and sell your home quickly. At the end of the day, you can use several pricing strategies when listing a home, each with its advantages and disadvantages. However, underpricing your home may be the best option for sellers who want to generate a lot of interest, create a sense of urgency among buyers, and avoid the stale listing problem. It's no secret, and no one really likes to say this, but here it is, pull weeds. The basic part of starting or freshening a garden up is pulling weeds. I have the handy dandy strong weed puller I got from Amazon that has been a game changer for the speed and ease I can do in my garden. It seems a little silly, but at the end of the day, if it's quicker to pull the weeds, you can start doing fun stuff like planting seeds or picking out your plants. I highly recommend rolling out weed fabric to make the rest of your gardening season much easier and more enjoyable. Gardening fabric is affordable and does a fantastic job of keeping the weeds at bay, so you can focus on caring for your plants and making your garden the best it can be.  3. Lay Cedar or Redwood Bark. Spreading wood chips in your garden is a great way to keep the weeds down, and freshen up the look of your garden, and it also detours some of the pesky bugs from wanting to get into your garden. This not only makes your garden look beautiful but also is very practical.  4. Plant perennial flowers that come back in early spring every year.  It's a game changer to plant beautiful flowers that come back every year. When you have flowers that come early every year, they will attract the bees to hang around your garden making the pollination period much quicker for your vegetables. If you only follow this one tip, you will have a much more successful garden for years to come.  5. Get a greenhouse. No, you don't need to spend big bucks on a greenhouse. I got a little cheap one and it works great for starting my seeds in. I highly recommend that you want to get an early start on your garden to get a greenhouse of some sort.  6. Wait Until the Last Frost Date The best time to plant your garden in Grass Valley is after the last frost date. In this area, that typically occurs around mid-May. Planting too early can damage or kill your plants, so it's best to wait until the threat of frost has passed.
