Know Your Market

Nevada County is comprised of several different neighborhoods and micro-communities that all bring different home values. Therefore, knowing your specific market based on the neighborhood your house is in is a crucial element to pricing your home in a way that will make it stand out against the competition driving a more competitive buying environment that will ultimately sell your house in less time for more profit. Each buyer is unique and has different needs in a home. They will often target certain areas that have the type of homes they are looking for. For instance, some buyers will look in downtown Grass Valley because they want to be able to walk to restaurants and shops. On the other hand, I have several buyers that are looking on the outskirts of town or neighboring towns like Penn Valley to find more land and have space from their neighbors. It's more important than ever to know what type of buyer is most likely to purchase your home to market it to the correct buyers. 

Intelligent Pricing

While most sellers lean toward the side of wanting to price their house at the top of the market to get the most profit, this is often one of the biggest mistakes you can make in terms of creating a competitive buying environment. You want to price your home just under the other comparable homes to ensure your house is the nicest home at the best price on the market. This pricing strategy will likely cause multiple offers and drive your sales price up, Ultimately getting you the most profit for your house. When buyers feel more emotionally invested in winning your house, they will often push the sales price of your home past what you would have originally listed it for. When you price your home at the top of the market or higher, it will often sit for more extended periods of time. Having your home on the market for a longer time will leave buyers a window for negotiating the sales price down and cause less buyer competition. Ultimately, the listing price is up to the seller.

Marketing Matters
We live in a world where buyers' attention span is short so it has become exceedingly more important than ever to capture their attention through good marketing. A lot of people use the word marketing but don't truly understand the complexities of marketing a home properly so it gets in front of the right buyers. It really doesn't matter how much marketing you do if the right people aren't seeing it. Marketing is not just taking photos putting your home on the MLS and hoping it sells. It starts with getting high-quality professional photos, video, drone footage, floor plans, and 3D virtual tours. Once you have eyecatching imagery it comes down to how and where you display it to the public, who you are targeting to see your home's ads, and what information are you putting out that will cause the buyer to ultimately see your home in person. Most buyers will decide whether or not they want to see your home in person based on your homes photos and online presence.
